Seller's Listing Broker
The law in the State of Colorado protects the home buyer by having the Seller pay for the Buyer’s Broker. The Buyer has the right to be represented and a Buyer’s Broker will negotiate on their behalf.
As a Seller’s Broker, I will help determine the best possible price for your property. I have been a licensed contractor in Boulder County until 2019, and have built more than thirty homes since 1985. This experience helps us recognize the costs which a Buyer may be considering on their end. I communicate with the Buyer’s Broker, representing your interests, as they go through the processes of financing, due diligence and closing.
A good mountain broker will market the strengths of your location, sunshine, access, and the bones of the improvements. As your broker, I will facilitate with the Buyer’s lender, the County, the Buyer’s inspector, the title company and the Buyer’s Broker to make the transaction as smooth as possible.
My advertising will include listing on the IRES Multiple Listing System, which will put the listing on ColoProperty.com, Realtor.com, Zillow, Trulia and other sites. Buyers typically peruse personally, even when they are working with a Realtor. I will also put a photo of your property in our local Mountain Ear Newspaper in my Home on the Range ad. I network with all of our local mountain Realtors, as well as Boulder/Denver area Realtors, The Realtors Land Institute, and relocation services.
