Buyer Broker Services The law in the State of Colorado protects the home buyer by having the Seller pay for the Buyer’s Broker. This way, the Buyer has the right to be represented and the broker will negotiate on their behalf.
I enjoy being a Buyer’s Broker because it involves me getting to know my buyers well enough to learn exactly what their needs are, find them that property, and walk them through the processes of financing, due diligence and closing. Our process begins with no commitment. However, if we move forward to look at properties, I ask that you work exclusively with me as your buyer broker, as I intend to put in a lot of time and effort on your behalf. These processes begin with showing my Buyers as many properties as I can, both to educate the Buyers, as well as get to understand their style and needs. It is especially important to be fully represented in mountain real estate, as requirements for septic, wells and access are mandated by the county as a property transfers ownership. Additionally, a good mountain broker will help you prioritize location, sunshine, access, and the bones of the improvements. I built thirty homes in the mountains of Boulder and Gilpin Counties over the years. As your broker, I will walk you through the real estate contract process to make the experience a joy rather than overwhelming. I will facilitate with your lender, the county, title company, home inspector, appraiser and the Seller’s Broker to make the transaction as smooth as possible.
